Wai O Taiki Waterside
8-14 & 20-26 Lyndhurst Street, 31-33 & 39 Silverton Avenue, Glen Innes, Auckland.
Resource Consent granted in 2016 and 2017.
A residential development of 31 three and four bedroom houses, including a mix of 2 and 3 storey terraces, duplex and detached dwellings to replace 12 existing single storey dwellings on suburban sites.
Motu design provided urban design services, worked collaboratively with GJ Gardiner on the design of the houses, and undertook the landscape plans for Resource Consent.
A key challenge of the project was to ensure the project would fit into the existing lower density context and provide a high standard of living. Effects on neighbours were minimised through careful design of site layout and building form. Residential amenity is maximised through views to the Tamaki River, sunlight access and carefully design outdoor spaces. Landscape design ensures planting both responds to the ecology of the nearby Tamaki River area and to the surrounding suburban area.
