A mixed use, residential apartment building on a 5400 m2 brownfield site in the town centre of Browns Bay. Located on an old supermarket site and opposite the public library and park, it includes 64 apartments and 511 m2 of retail space. The apartments range from affordable studio units, through to luxury penthouses with sea views. Motu design provided urban design services, working collaboratively with the project team on the concept design of the proposal, and the landscape works with Calyx Design, to ensure effective integration with the surrounding context and successful consenting.

 

A key challenge of the project was ensuring that the building responded positively to the adjoining street and network of laneways, and is of an overall quality and character suited to the valued seaside ‘village’ character of Browns Bay.  The design approach taken was to break down the mass of the building by creating two distinctive forms, with a large internal atrium space between them. The carefully designed atrium space provides access, visual amenity and light secondary bedrooms within the apartments, as well as views to the wider landscape, communal space and connectivity to natural elements (water and land).
