A mixed use, residential and commercial development on a  12,156 m2 brownfield site in west Auckland. Located on a regional arterial road, it includes 650 m2 of retail space, a childcare centre, gas station, gym and fast food restaurant, and 27 residential terraces of 2 -3 stories, and 13 apartments.   Motu Design provided urban design services, working collaboratively with the project team on the design of the current proposal (December 2016) and a solely retail/commercial proposal (December 2014).

 

The project successfully integrates residential dwellings with a diverse mix of commercial activities and sufficient car parking. The various activities are located so they support each other through the positive synergies they create, and are effective in the creation of a new neighbourhood centre that is commercially viable.  It includes a range of design features to create a unique place, such as maintaining some existing trees, improving the safety and amenity of the adjoining public walkway to Great North Road, and referencing valued character features of the wider area within architectural and landscape design.
