Medium Density Housing

 

We provide site layout, feasibility studies, urban design assessments, housing typology design advice and landscape plans to assist with the design and consenting of medium density housing. Our projects include terraced houses, duplex and standalone homes, typically on tight urban sites of varying shape and size, where careful attention to  site layout, urban design issues, landscape design, residential and public amenity is critical to the success of the project.

 

Auckland Design Office, Auckland Council - Urban design assessments for Resource Consents - medium density residential developments, and new subdivisions - services include pre-application design review guidance, urban design assessments of Resource Consents, assessment of variations to existing consents, and compliance with conditions (for Auckland City Council’s Auckland Design Office 2014 – current).

 

Cloonlyn Drive - Urban Design and Landscape Design - An 18 lot residential development with a mix of terrace, duplex and standalone units on a triangular shaped site adjacent to two reserves within a new subdivision in Flat Bush – urban design review and assessment report, and landscape concept plans  (2019-2020).

 

Swainston - Urban Design and Landscape Design - A 20 unit, three storey terraced housing development in Saint Johns. Design review, site layout, and refinement of typology design.  Preparation of an urban design assessment for Resource Consent, and landscape concept plans (2017-18).

 

Yattendon - Landscape Design - Landscape design services for a two-lot subdivision in St Helliers with a focus on outdoor living spaces, planting and boundary treatments (2019).

 

Hamlin Rd - Urban Design and Landscape Design - For a sixteen unit , three storey residential terraced house development.  Concept design and collaboration with architects, landscape concept plans and urban design reporting for Resource Consent (2018).

 

West Coast Rd - Urban Design and Landscape Design  - Residential development of eight, two-storey duplex units on a  long narrow site of 1624m2 – design review, landscape concept plans and urban design reporting for Resource Consent (2017).

 

Beach Road, Papakura - Urban Design - A combined land use and subdivision consent for 18 two storey houses and the retention of an existing dwelling on a 5899m2 site previously used for horticulture - design review and refinement; design statement and urban design assessment reporting for Resource Consent (2016).

 

Lyndhurst Street - Design and Landscape Design - A mix of 26 terraced and standalone houses in Wai o Taiki Bay, Auckland - site layout and architectural design in collaboration with GJ Gardiner; landscape design in collaboration with Calyx Design; design statement and urban design assessment reporting for Resource Consent (2016).

 

Silverton Ave - Design and Landscape Design - Four large family homes in Wai o Taiki Bay, Auckland – site layout and architectural design in collaboration with GJ Gardiner; landscape design in collaboration with Calyx Design; design statement and urban design assessment reporting for Resource Consent (2016).

 

Housing NZ Homes, Papakura - Urban Design and Landscape Design -  Three redevelopment projects across three amalgamated suburban sites ranging from 1416m2- 2832m2 to build a total of 21 two storey houses in Special Housing Areas - site layout and architectural design in collaboration with GJ Gardiner; landscape plans; design statement and urban design assessment reporting for Resource Consent (2016).

 

Abbotts Way - Urban Design  - 15 three storey terraced houses on a 5334m2  site that spans across a gully – design review refinement and urban design assessments for Resource Consent (2015).

 

Bremner Ave - Urban Design and Landscape Design  - Mt Roskill - 7 terraced and 2 standalone dwellings - design refinement and urban design assessments for Resource Consent; landscape design in collaboration with Calyx Design (2013).

 

Large Scale Residential Subdivisions

 

We provide site feasibility studies, master planning, urban design assessments and landscape plans to assist with the design, consenting and staged development of large greenfield development areas. These projects include a range of residential typologies, public streets and park spaces. They are formed through a combination of framework plans and integrated land use and subdivision consents that typically include house design and/or super blocks for future development.

 

Walters Road - Urban Design and Landscape Design for the subdivision and development of 50 dwellings on 48 lots as part of the Mill Road Development of the Ardmore Precinct in Takanini. Urban design and landscape services including site and context analysis & urban design strategy and full landscape plans to ensure the effective integration of urban design, street design and landscape features (2019).

 

Grande Meadow Estate - Urban Design For a 107 small lot standalone dwellings at Scott Point, Hobsonville Point – design review and collaboration on lot layout, development strategy, built form, dwelling design strategies and ongoing design review and urban design assessment reporting (2016/17)

 

Clarke Road - Urban Design -  Combined land use and subdivision consent for 112 houses (81 Detached and 31 Terraced) across 8 streets at 131 Clark Road, located within the Special Housing Area of Scott Point, Hobsonville - design refinement and documentation of the framework plan for consent; urban design assessment of integrated land use and subdivision consent. (2016)

 

Long Bay - Urban Design Assessment of Resource Consents - for Precinct Plans, Subdivision Consents, Shared Space streets and multiple medium density residential developments - services include pre-application design review guidance, urban design assessment of Resource Consents, assessment of variations to consents, and compliance with consent conditions. (for Auckland City Council’s Auckland Design Office 2014 - ongoing)

 

Upper Harbour Subdivision - Expert Urban Design Evidence -  A 53 Lot subdivision on a 9.6 Ha site within the Greenhithe Structure Plan area, on a site of varying topography, including new streets and areas of bush and stream protection - peer review, design refinement  and expert evidence in support of the proposal at Resource Consent Hearing (2016)

 

Bridesdale Park, Queenstown - Expert Urban Design Evidence  - A residential subdivision and land use consent for 149 lots on a 32 ha site in Queenstown, lodged under the Housing Accord and Special Housing Areas Act 2013 - urban design review, assessment and expert evidence on behalf of a submitter (2016)

 

Stancombe Road - Urban Design and Landscape Design - An 18 lot subdivision including a vested stream reserve area off Stancombe Road, Flat Bush - site layout and laneway design;  landscape concept plans in collaboration with Calyx Design, urban design assessment reporting for Resource Consent (2014)

 

 

Apartments

 

We provide design reviews services for apartment projects based on a detailed site and context analysis to assist with the integration of new development into existing residential areas, as well as urban design assessment reports for Resource Consents and landscape concept plans. The following projects include apartment developments of varying size, including 2-3 storey walk-ups, large integrated developments of 100+ units, boutique mixed use developments, and social housing.

 

Kaponga Crescent - Urban Design - A three-storied building on the edge of a Metropolitan Zone, made up of 9 units and each unit with flexible commercial/residential ground floor space at street level and residential above (2020).

 

Smale Street - Urban Design and Landscape Design - Two storey residential apartment development made up of studio, one bedroom and two bedroom units on a 434 m2 corner site in Point Chevalier - design review and collaboration, urban design memo for resource consent application, landscape design and shading analysis (2019).

 

Alfriston Road - Urban Design - A three level social housing development made up of 21 one-bedroom units on a 827m2 corner site in Manurewa - design and landscape review and urban design assessment memo (2019).

 

Shakespeare Road. - Urban Design - A mixed-use development located on a corner site close to North Shore Hospital in Milford incorporating two separate retail spaces at ground level and eighteen apartment units located above over three levels and both basement and ground level car park areas wrapped around a mature Pohutukawa tree - design review and urban design assessment reporting for Resource Consent (2017).

 

Bute Road - Urban Design and Landscape Design - A mixed use, residential apartment building of 64 apartments and 511 m2 of retail space and an upgrade of adjoining laneways on a 5400 m2 brownfield site in Browns Bay - design review and collaboration, site layout strategy, landscape concepts, laneway upgrade proposal (2016)

 

Library Lane - Urban Design -  A nine block, multi storey, mixed use apartment development with associated new streets, pedestrian pathways and landscaping on a 15,000 m 2 brownfield site in Albany, North Auckland. - urban design strategy, design review and collaboration on building design, street frontages, courtyard areas, stream/bush interface; concept design of shared space; and urban design assessment reporting for Resource Consent and Variations ( 2014-16)

 

3 Enfield Street - Urban Design -  A six storey mixed use, residential and commercial development on a brownfield site in Mount Eden - design review and collaboration, urban design assessment reporting for Resource Consent, and a Visual Impact Assessment in collaboration with Calyx Design. (2016)

 

Rangitira Avenue - Urban Design - A mix of three sets of terrace houses and three apartment blocks to create designed around an internal courtyard on a 5962m2 site at Rangitira Avenue, Takapuna - Design review and urban design assessment reporting for Resource Consent (2016-17)

 

Scanlan Street - Urban Design - An eight level mixed use development with ground floor commercial and 50 apartments above on an existing 961m2 site in Grey Lynn, central Auckland - design review and urban design assessment reporting for Resource Consent (2017).

 

25 Enfield Street - Urban Design -A five level proposal of 94 residential apartments with a central atrium area and cafe and office activity close to the rail line in Mt Eden- urban design review, design collaboration, incorporation of cultural heritage concepts and urban design assessment report for Resource Consent (2014).

 

Retail, Commercial and Community Services

 

We provide range of urban design reviews services, including integrated urban design and landscape strategies for large and complex mixed use developments. We also provide detailed urban design assessments to support Resource Consents processes, and where applicable expert urban design evidence for hearings. The following projects include a range of large commercial, retail and mixed use projects, including work undertaken for Auckland Council.

 

Albany Centre - Urban Design Assessments on behalf of Auckland Council for Resource Consents - Multiple pre-application proposals and Resource Consents, over a 10+ year period – including various built projects,  such as the Rose Gardens Apartments, the Northern Recreation Centre, Kaipiho Lane Hotel and Apartment developments, the Oteha Valley Road large format and convenience Retails sites, Mitre 10 head office, and unbuilt projects such as Stage 2 Westfield Mall, Progressive Enterprise’s supermarket and main street retail development (for North Shore City Council and Auckland City Council, 2007 - present).

 

Brightside Road Hospital Extension for Southern Cross - A proposal to extend the existing Brightside Hospital with a new four storied building fronting Gillies Ave, connected to the existing hospital via an enclosed elevated walkway. Motu Design have provided urban design advice and landscape services to enable the proposal to integrate within the surrounding landscape and special character neighbourhood context, with a focus on retaining landscape features that are integral to the site character (2018 present).

 

The Groves - Urban Design  - A mix of retail, commercial and residential on a 12,156 m2 brownfield site in Glendene, Auckland –   urban design review, design collaboration and urban design assessment report for Resource Consent (2016/17).

 

Lincoln Road Health Services - Urban Design Assessment and Landscape Design  - A medical centre on a residentially zoned site in Henderson (for McIntosh Family Trust, 2017).

 

Hingaia Road - Urban Design Assessment -  A convenience retail and commercial centre in Karaka, Auckland - peer review and assessment (for Karaka Joint Venture, 2015).

 

Red Hills Centre - Expert Urban Design Evidence -  A convenience retail centre in Massey, Auckland - peer review and evidence at Resource Consent Hearing (for Don Buck Holdings Lt, 2015).

 

Long Bay Village Centre - Resource Consents - Design review and urban design assessment of Resource Consent for the new village centre in the greenfield development area of Long Bay, including new streets and public spaces, retail and residential - precinct plan assessment, pre-application design review guidance, assessment of Resource Consent, assessment of variations to existing consents, and compliance with conditions (for Auckland City Council 2014 - current).

 

Greville Road - A proposed local centre in Pinehill, Auckland – collaboration on site layout and urban design assessment report for original Resource Consent (for Hugh Green Group, 2013).

 

Fort Street - A three level temporary car park and retail development in the heart of the Auckland CBD – design review and collaboration and urban design assessment report for Resource Consent (2013).

 

Aecom House, Mahuhu Crescent - Office building, with commercial ground floor and associated laneways - urban design assessment of the non-complying Resource Consent, attendance at hearing, expert evidence in response to Appeal (for Auckland City Council 2010/2011).

 

 

District Plan Changes

 

We provide consultation and strategic planning services, preliminary master planning and scenario testing for site specific plan changes, including the development, testing and assessment of plan policies and provisions and expert urban design evidence. The following plan changes focused on assessing or proposing a greater intensity of development, whilst ensuring good urban design outcomes.

 

 

Plan Change 24 - Auckland Unitary Plan - Waiata Shores - Urban Design Assessment for Auckland Council – A private plan change to re-zone residential land to a Local Centre Zone, to enable a supermarket and additional activities to support an new residential area (2019).

 

Plan Change 21 - Auckland Unitary Plan - Brightside Road - Urban Design Services and Expert Evidence for  Southern Cross - A Private Plan change for Southern Cross Hospitals to rezone land from Mixed Housing Suburban and Single House Zone to Special Purpose – Healthcare Facility and Hospital zone. Motu Design provided urban design advice on proposed provisions and expert evidence in support of the plan change (2018 – 2020).

 

Plan Change 30 - Auckland Unitary Plan - Site  Master planning and Urban Design Assessment for Counties Racing Club, Pukekohe - Motu Design provided urban design advice for Pukekohe Park to rezone land surplus to club requirements from Special Purpose – Major Recreation Facility Zone to Business – Light Industry Zone. This work included providing contextual analysis, an urban design statement, assessing potential zoning options, and investigating development scenario’s that balance good urban design outcomes with market demand.

Regional Policy Statement - Proposed Auckland Unitary Plan, Expert Urban Design Evidence related to the focus and distribution of urban growth and intensification (for Auckland 2020, 2016)

 

Milford Town Centre - North Shore District Plan - expert urban design evidence in support of submissions opposing the proposed plan change for existing shopping mall site (for Milford Residents, 2012)

 

Learning Quarter - Auckland Central Area - urban design analysis, testing of built form options, consultation with key stakeholders and collaboration with Boffa Miskell on the development of plan change provisions, and report in response to submissions. Plan Change made operative. (for Auckland Council, 2009-2011)

 

Albany Centre - Vision and Development Strategy and Business 11 zone, North Shore District Plan – development of proposed plan change in collaboration with Kobus Mentz (previously SKM now Urbanism+), including public consultation and preparation of the Albany Centre development strategy (whilst working for North Shore City Council 2002 -2004 )

 

 

Community Visioning and Capacity Building

 

We provide a range of community engagement services, including workshop facilitation and interactive event management to encourage diverse community participation in shaping places.  The following projects included community consultation and collaboration, working with and for various community groups to assist them in engaging with planning, design and decision making processes.

 

Avondale Community-led Vision - In late September and early October 2018 Motu Design  hosted three community-led vision workshops with the people of Avondale to explore what was important to the Avondale communities to enable a community voice as this area undergoes significant change. This resulted in the Our Future Avondale community vision document (For Auckland Council 2018).

 

Avondale Community Urban Design Workshop - A community workshop to upskill Avondale residents and stakeholders with urban design skills to support increased participation on decision making in the Avondale town centre planning processes – design and facilitation of workshop including presentation, design analysis and exercises based on local area (For Whau Local Board, Auckland Council, 2016)

 

Whenuapai Structure Plan Submission - on behalf of a semi-rural community group and school based in Whenuapai, West Auckland significantly impacted by the proposed Whenuapai Structure Plan and future urban zoning of their area – review constraints and opportunities of Whenuapai Structure Plan, preparation of submission including liason with community and school representatives and meeting with council officers to discuss potential outcomes following submission.

 

Kingsland Parklet - Co-ordination of Design Competition (for Kingsland Business Association, 2015)

 

 

Streets and Public Spaces:

 

We provide design and design review services, for streets and public spaces, including landscape design. Many of our projects include the provision of streets, laneways and communal landscape spaces.  However, the following projects have a particularly important focus on the creation or enhancement of public spaces.

 

Todd Avenue, New Lynn - Urban Design and Landscape A three storey mixed use addition and renovation to an existing high profile corner building in New Lynn on a landmark site, included a proposed upgrade of an existing plaza area with the road reserve to better support the active use of the area - design review and collaboration, design of public realm works and urban design assessment reporting for Resource Consent (2017).

 

Apple Orchard Way - Urban Design and Landscape -  A residential shared space street vested with Auckland Transport and 29 new dwellings, including a mix of terraced, duplex and stand alone houses - site layout and street design; assistance with Auckland Transport approvals; design review; landscape concept plans in collaboration with Calyx Design; urban design assessment for Resource Consent (2013).

 

Victoria Park Tunnel - Assessment and approval of Urban Design and Landscape Mitigation Plans that included the St Mary’s Bay Footbridge and walkways, negotiation on the relocation or the Rob Roy Hotel to its original location, the forecourt plaza design, various works with Victoria Park - design review, assistance on the management of approval processes to ensure optimal design outcomes, and assessment of multiple public spaces (2009-11).

 

Ponsonby Park - Urban Design and Landscape A competition entry for the community-led design of a new community park in the heart of Ponsonby. Motu Design were awarded 3rd place - initial concept design and spatial layout intended for further development in partnership with community (2017).
