Grande Meadow Estate Residential Development

A residential development of 95 standalone houses on a 4 hectare greenfield site within a Special Housing Area that forms part of the larger Scott Point Precinct in Hobsonville. It includes new streets and laneways to accommodate a mix of housing typologies, such as affordable two bedroom units, 3-4 bedroom standalone dwellings and three-storey ‘flexi’ houses that allow for 2 units per house.
Motu design provided urban design services, working collaboratively with the client to review and refine the proposed street layout, built form and massing and to also determine defined groups and a varied mix of typologies. We produced an urban design strategy for each ‘group’ of units that then formed a brief for the architectural teams. We continued to work closely with the project team, providing design review and urban design assessment reporting for the Resource Consents.
A key challenge of the project was to ensure the project would meet the Scott Point Precinct design guidelines and achieve quality design outcomes as well as the developer’s intention to create small sites that enable the construction of individual dwellings by independent builders. The geometry of the site was also challenging due to the need to accommodate an existing stream and drainage reserve that dissected the northern part of the site. However, this was turned into an opportunity to create amenity for the nearby houses and the public, with a small pocket park and communal walkway alongside the stream reserve.
