The subject site is currently used as an at grade car park. At the time of this project, the site already had a Resource Consent for both a high rise office tower and a residential tower, however neither were commercially viable. Therefore the client was looking to develop a more economic use of the site until such time as a tower development became achievable. The site currently serves local businesses in the area (retail, entertainment and commercial office) by providing short stay parking for visitors in an area where they are in high demand, but is also in an area of growing pedestrian priority, well positioned to form a pedestrian through-site link connection the shared zone street spaces for Fort Street and O’Connell Street.
The proposed development includes:
Approximately 220 m2 of retail/commercial activities fronting Fort Street
A café and associated outdoor dining terrace fronting Shortland Street
151 car parks over 3 levels and predominately screened from view by a combination of panels and landscaping.
A public pedestrian walkway through the site, for use during the hours of car park operation
Overall the proposed design provided a new retail interface with the adjoining public realm as well as a safe pedestrian route within a dynamic building reflective of the site’s location on historic waterfront.
