The proposal involves  the construction of 18 two storey residential buildings and the retention of an existing dwelling on a 5586m2 site previously used for horticulture and adjacent to a public walkway and an existing school.

The dwelling sizes, outlook areas and garaging arrangements vary across the site.  Four dwellings have ground floor bedrooms to ensure good future proofing and accessibility. The smaller building footprints will enable a more efficient land use.  Design techniques used within the development such as the laneway design, legible pedestrian entrances, recessed garages, good building separation distances and the use of contrasting materials help to further ensure a positive design outcome.  Design of the landscaping, dwellings and the private outdoor areas balance the need for private outdoor spaces, pedestrian safety and the laneway.
